Refinished red oak hardwood floor beside wood-look vinyl plank in a Wichita home

Luxury vinyl plank vs. hardwood floors in Wichita

This is the comparison where budget and taste pull hardest against each other. Hardwood is the real thing and can be renewed for generations. LVP looks like wood, costs about half as much and doesn't mind water. In Wichita, there's a third option many homeowners don't know they have: original oak hiding under old carpet.

Quick answer

Installed LVP costs about $4–$9 per square foot in Wichita and new hardwood about $8–$15 per square foot, so a 500 sq ft area runs $2,000–$4,500 versus $4,000–$7,500. LVP usually goes in within one to three days. Site-finished hardwood often takes a week. Have oak under the carpet? Refinishing at $3–$6 per square foot may beat both.

Option A

Luxury Vinyl Plank (LVP)

A wood-look vinyl plank, usually with a rigid core, that clicks together and floats over the subfloor or slab. Waterproof core, printed wood visual.

Option B

Hardwood Flooring

Solid hardwood (one piece of wood, usually 3/4 inch thick) or engineered hardwood (a real wood top layer over a plywood base). Nailed, glued or floated.

Is there hardwood under your carpet already?

Before pricing either floor, pull up a corner of carpet in a closet. Many Wichita homes built in the 1940s through the 1960s, especially in College Hill, Riverside, Crown Heights and Sleepy Hollow, have original oak floors under wall-to-wall carpet. Those floors are often in better shape than people expect.

Refinishing runs about $3–$6 per square foot, and a typical 300–500 sq ft area often lands around $1,000–$2,500. That is usually less than installing new LVP over the same space, and you keep real hardwood. If the house was built before 1978, we take lead-safe precautions around old painted trim. The refinishing cost guide covers what changes the price.

How does Kansas humidity affect hardwood?

Wood takes on moisture in humid weather and gives it back when the air is dry. Wichita gets both: muggy summers and cold, dry winters with the furnace running. Hardwood boards swell slightly in July and can show thin gaps between boards in January. That is normal, and it is why we let new wood acclimate in your home before installation and leave room for movement at the walls.

Keeping indoor humidity fairly steady, often with a humidifier in winter, keeps the gaps small. LVP moves too, but much less, and it isn't bothered by the humidity itself. If you don't want to think about seasonal gaps at all, that is a point in LVP's favor.

Can hardwood go in a basement?

Not solid hardwood. Concrete slabs release moisture, and solid boards over a slab tend to cup and buckle. Some engineered hardwood is rated for below-grade use over the right moisture barrier, and we'll install it where the maker allows. For most Wichita basements, though, LVP is the practical choice. It handles slab moisture, it looks like wood, and it's priced well for large open rooms. See basement flooring for how we check a slab first.

Which floor holds up better to pets and kids?

For daily abuse, LVP is the easier floor. Water bowls, muddy paws, juice spills and toy trucks don't do much to a good rigid-core plank. The catch is that once a deep gouge or burn happens, the fix is replacing that plank, which is why we suggest keeping a box of leftovers.

Hardwood will scratch and dent, especially softer species and glossy finishes. Oak with a satin or matte finish hides wear better. The upside is that hardwood scratches can be screened and recoated, or the floor fully sanded, years later. Hardwood wears and then gets renewed. LVP resists wear and then gets replaced.

Does hardwood add more resale value in Wichita?

Real hardwood is still a selling point, particularly in older central Wichita neighborhoods where buyers expect it and in higher-end homes in Eastborough or Rockhurst. Refinished original oak is one of the strongest flooring stories a seller can tell.

In newer subdivisions in Derby, Goddard and Maize, buyers often care more about a durable, waterproof floor than about the material, and quality LVP shows well. If you plan to stay many years, hardwood's ability to be refinished pays off. If you're preparing a house to sell or rent, LVP usually gives more visual impact per dollar.

The verdict

Choose LVP for kitchens, bathrooms, basements and busy households with pets, or when budget and speed matter most. It looks like wood, costs about half as much and handles water.

Choose hardwood for main-floor living spaces in a home you plan to keep, where being able to sand and refinish it later matters. And check under your carpet first: if there's oak down there, refinishing is often the smartest money in the house. Questions people ask

How much more does hardwood cost than LVP in Wichita?

Roughly double. Installed hardwood runs about $8–$15 per square foot and LVP about $4–$9, before any old flooring removal or subfloor work.

Does LVP look fake next to hardwood?

Good LVP with varied plank patterns and a matte finish looks convincing from standing height. Up close, real wood has more depth and variation.

Can I put LVP in one room and keep hardwood in the rest?

Yes. It's common to use LVP in the kitchen and baths and keep hardwood elsewhere. We match heights and use clean transition strips at doorways.

What should go down before installing hardwood?

A flat, dry, solid subfloor and the right underlayment for the product, often a moisture-retarding paper for nail-down floors. We check moisture levels in both the wood and the subfloor before we start.

How many times can hardwood be refinished?

Solid hardwood can usually be sanded 3–5 times over its life. Engineered hardwood depends on how thick its top wood layer is.
